9. FAQ

  • Can I decorate?

    We advise that you do not alter the property in any way unless you have obtained permission from your Landlord in writing. We recommend that you ask your Landlord at the start of tenancy to be specific about what you can and cannot do in order to avoid any charges for damages at the end of your tenancy.

  • What documents will I need to provide before I move in?

    We will require a copy of a valid passport with Visa (where applicable), pay slips/ proof of income and proof of address.

    We accept three forms of proof of address; bank statement, mobile phone bill or credit card statement, all of which must have been issued within the last 3 months.

  • Can I see the properties Energy Performance Certificate (EPC)?

    From the 1st October 2008, any property offered to let will require an EPC before marketing commences. Campsie will have detials on file for all properties currently advertised and will be happy to provide you with a copy upon request.

  • What if I want to leave the property?

    You will need to check the terms of your Tenancy Agreement or contact your local branch for confirmation.

    The majority of our tenancies are:-

    Fixed Term agreements cannot be ended early without the mutual consent of the Landlord and Tenant.

    Break Clause agreements allows the provision for either party to serve notice after a specified date.

    Periodic agreements only applies to tenancies that have been extended. This allows the provision, for either party to serve notice. Notice on the Landlords part is two months and one month for the part of the Tenant.

  • I have seen a property advertised to rent, what do I need to do to view the property?

    Simply, call or register your detials online. We will then arrange a viewing/s at your convenience.

  • How much money will I need to pay to move in?

    Before start of tenancy Campsie require 1 month's rent in advance, a deposit equal to 5 weeks rent and an administration fee which is charged per adult. This amount must be paid in full and in cleared funds prior to the start of tenancy.

  • Will I be allowed pets in the property?

    Most landlords prefer not to have pets in the property (unless it is for purposes of disability) which has led to the insertion of a clause in the contract clearly stating that you are not permitted to keep pets in the property. You must obtain permission from your landlord in writing before considering housing a pet.

  • How do I pay the rent?

    Campsie will set up a Standing Order on your behalf, this will need to be signed by you before moving into the property.

  • What is the standard term for a tenancy?

    Our aim is to provide our clients with a service that best suits their needs, and as such, we individually negotiate terms for all offers recieved. The industry standard for length of tenancy is generally 6-12 months, however shorter or longer terms may be available.

  • What do I do if I see a property I like through Campsie

    If you wish to proceed with an offer on a property, we will require a down payment of £250. If your offer is accepted we will provide you with a Tenants Information Sheet, which outlines our Terms and Conditions and an Application to Rent Form. The £250 is deducted from the total due at the beginning of the tenancy. In the event the Landlord declines at the offer stage, you would recieve a full refund.
