WHY DO I NEED AN EPC?

Nearly 40% of the UK's energy consumption arises from the way in which buildings are lit, heated and used.

The Energy Performance Certificate is part of these new measures to improve property efficiency. It presents the actual and potential energy consumption and environmental impact of the home expressing these on an A to G scale; it will also include suggestions of how to improve the energy efficiency of the building.

This can mean lower energy bills for the occupiers and could make the property more attractive to potential tenants.

From 1st October 2008 any property that is rented out will require an EPC before marketing can begin on the property. The idea being that any prospective tenants are able to see an EPC when interested in viewing a property.
