Surveys

A Building Survey Report describes the elements which make up a building, comment on their condition and recommend necessary remedial works. Building Surveys can be prepared on both residential and commercial premises. Building Surveys are appropriate for all types of buildings, especially those – which by virtue of their size, age or construction – are not suitable for a Homebuyer Survey and Valuation Report.

Homebuyer Survey and Valuation

These are reports in a format drawn up by the Royal Institution of Chartered Surveyors to assist the home buyer:

  • To make a reasoned and informed judgement on whether or not to proceed.
  • To assess whether or not the property is a reasonable purchase at the agreed price.
  • To be clear what decisions and actions should be taken before contracts are exchanged.

The report focuses on “urgent matters” (defects judged to be an actual or developing threat to the building or personal safety) and “significant matters” (matters which affect the sale price). Matters not assessed as “urgent” or “significant” – as defined above – are outside the scope of the Homebuyer service and are reported on generally rather than in detail.
